We bought a spec house. After about 2 years, there are black areas on the walls and ceilings at nails and stud/rafter boards. It is not mold. We painted and the black is coming through again. Any idea of a fix, rather than using painting as band-aids? Thanks!

Most likely the builder used non-galvanized nails that are now RUSTING and causing your problem… Unfortunately the only solution is to repaint the whole wall(s) and either spot prime each area or prime the whole wall (use a Pigmented Shellac Sealer Primer in either case)… before applying the finish coat…
